Our nightly rates vary with the season, holidays and local events. We charge a cleaning fee of $180 per stay, and the minimum stay is two nights. Send us your dates and group size, and we will reply with a quote.

Booking, payment & cancellation

These terms apply to bookings made directly with us.

How booking works

  • Send an inquiry with your dates. We reply by message to confirm availability and your total.
  • A 50% deposit secures your dates. The balance is due 30 days before arrival. Stays booked within 30 days of arrival are paid in full at booking.
  • Payment is by Zelle. We send the payment details with your booking confirmation. Please confirm them with us by phone before sending money, since Zelle payments are generally not reversible.
  • Your booking is confirmed once we receive your deposit and you agree to the rental agreement below.

Cancellation policy

  • 30 or more days before arrival: full refund.
  • 14 to 29 days before arrival: 50% refund.
  • Less than 14 days before arrival: no refund, unless we are able to rebook the dates, in which case we refund the amount we recover.
  • Holiday weeks (Thanksgiving, Christmas and New Year’s, Spring Break, and the July 4th week): a full refund requires cancelling 60 or more days before arrival. After that, no refund unless we rebook the dates.
  • Leaving early: no refund for unused nights.

Hurricanes & weather

  • If a mandatory evacuation order covering Galveston Island applies to your dates, you will receive a refund or a credit for the nights you could not use.
  • Ordinary bad weather, such as rain or rough surf, is not a reason for a refund.
Rental agreement (please read before booking)

This agreement is between Noor Haven LLC (the “Owner”) and the person booking (the “Guest”) for the property known as Beach Therapy at Pirates’ Beach, Galveston, Texas (the “Property”). By paying a deposit, replying “I agree” to our booking confirmation, or checking the box on the inquiry form, the Guest agrees to the following.

  1. Stay and payment. Check-in is at 3:00 PM and check-out is at 11:00 AM. Rates, deposit, balance and refunds follow the booking and cancellation terms on this page. Payment is by Zelle.
  2. Who may stay. The Guest must be at least 21 years old and must stay at the Property for the whole stay. Maximum occupancy is 10 people at any time, including visitors.
  3. House rules. No smoking anywhere on the Property. No pets (service animals are permitted). Gatherings of up to 10 people are fine, but larger gatherings, parties and events are not allowed. Please keep noise down so our neighbors are not disturbed. Parking is limited to 4 vehicles in the private driveway; street parking is not permitted under HOA rules.
  4. Care of the Property. The Guest is responsible for damage to the Property or its contents beyond normal wear and tear, and for lost items, caused by the Guest or the Guest’s visitors. Please report any damage or problem promptly.
  5. Use at your own risk. Use of the deck, stairs, pool table, kayak, beach gear, outdoor shower and the beach is at the Guest’s own risk. Children must be supervised at all times. A life jacket comes with the kayak and should be worn on the water.
  6. Limits of responsibility. To the extent allowed by Texas law, the Owner is not responsible for injury, or for loss of or damage to personal belongings, during the stay.
  7. Ending a stay. The Owner may end a stay without a refund if these rules are broken, for example by exceeding the occupancy limit, hosting a party, smoking, or bringing pets.
  8. Governing law. This agreement is governed by the laws of the State of Texas.
